January 2013 Home Sales Jump in St. Charles

Median prices drop as upward surge in year-over-year sales continues.

By Lauren Williamson The 38 detached, single-family homes sold in St. Charles during January represented a 31 percent increase over January 2012, when 29 homes were sold, according to the Mainstreet Organization of Realtors. The number of St. Charles home sales continues a trend of year-to-year increases in the local housing market. St. Charles saw a 75.9 percent spike in December home sales to 51 homes, compared with just 29 homes sold a year earlier, MORe reported a month ago. Meantime, the median price of homes dropped 21.5 percent to $251,246 in January, compared with $320,000 a year earlier. December Home Sales Jump in St. Charles

Home sales in St. Charles not only increased significantly from a year ago, but the home values increased, too.

By Lauren Williamson St. Charles saw a 75.9 percent spike in December home sales over a year earlier, and home values are rising, according to the Mainstreet Organization of Realtors. That shakes out to 51 homes sold in December 2012 compared with 29 sold in December 2011. In addition, the median price of homes sold in December ($260,000) was 13.1 percent higher than the median price of homes sold in December 2011 ($229,900). The market for detached, single-family homes throughout the Tri-Cities was a mixed bag in December, the Mainstreet Organization of Realtors, which gets its statistics from Midwest Real Estate Data. November Home Sales Soar in St. Charles

St. Charles home sales up 96.4 percent from a year ago, and Geneva posts a modest gain. Batavia home sales plummet nearly 43 percent.

The 55 detached, single-family homes sold in St. Charles during November represented a 96.4 percent increase over November 2011, according to the Mainstreet Organization of Realtors. There were 55 homes sold in St. Charles during November. In addition, the median price of homes sold in November ($290,000) was 32.8 percent higher than the median price of homes sold in November 2011 ($218,350). The market for detached, single-family homes throughout the Tri-Cities was a mixed bag in November, MORe reported. MORe gets its statistics from Midwest Real Estate Data. St. Charles: October Home Prices Post Modest Gains

The number of St. Charles homes sold in October surges 38.5 percent from a year ago.

St. Charles detached, single-family home prices showed modest gains in October from a year ago, but the number sold in October surged 38.5 percent from 2011, according to the Mainstreet Organization of Realtors. The Mainstreet Organization of Realtors gets its statistics from Midwest Real Estate Data. St. Charles experienced the most dramatic percentage change in the number of homes sold in the Tri-Cities area, with an uptick of 38.5 percent in October 2012 over October 2011. The number of actual homes sold in October was 54, compared to the 39 sold in October 2011.
